Asset Management has been providing
investor owners quality management services in Hawaii since 1985.
Upon being named the managing agent our management and leasing team
immediately conducts an in-depth property inspection and evaluation.
During this initial phase, all existing conditions are noted,
photographed and documented for the building file, which is
maintained by the designated property manager. A property report is
prepared by the property manager for use in establishing current and
projected costs, recommended capital expenses and the operating
budget.
Service
contracts, utility costs, property taxes,
insurance and other existing expenses are analyzed for potential
future costs reductions. We continually place service contracts out
to bid to insure that we achieve the best service at the best price.
We utilize a consulting firm to review and protest real property
taxes on an annual basis, often resulting in a reduction in property
operating expenses.
Our property
management division employs a custom
financial reporting system for our monthly operating reports. An
excellent working knowledge of the reporting system enables our
managers to be responsive to tenant billing questions or owner
inquiries regarding reports and operating data. The Hawaiian Asset
Property Manager is actually a full service business manager with a
multitude of responsibilities ranging from:
Answering
tenant calls for maintenance requests,
weekly property inspections, accounts receivable, accounts payable,
operating cost analysis, budgeting, monthly operating reports,
initiating and overseeing project improvements, hiring and firing
service contractors, working with attorneys on legal matters,
general lease enforcement, proactive tenant visits and personnel
issues.
Hawaiian
Asset Management provides tenants with
24 hour emergency service, 365 days a year. Emergency calls are
immediately forwarded from our answering service to the appropriate
property manger to insure that problems are dealt with in a timely
manner.
